Then the quote comes back itemised by area rather than as a single number, so you can phase it, approve part of it, or hold part of it for the next budget cycle.

On site: areas are sequenced so you keep using the building, work is contained and signed where the public moves through it, and surfaces are prepped, primed and given two full coats the same as any other job. Work goes at night or over a weekend where that is what your operation needs.

Do you offer a warranty on your work?

Yes. We provide a 2-year workmanship warranty on our painting projects. If something we did is not holding up the way it should, we come back and put it right.

Can you work outside our business hours?

Yes. On commercial jobs the schedule is usually the constraint, not the painting, so nights and weekends are a normal part of how this work gets planned. We agree the schedule before we start rather than working it out as we go.

Will we have to close while you paint?

Almost never. We sequence the work area by area so you keep using the building, contain and sign the active zone, and plan the order around how your space actually gets used. Full closure is a last resort, not a starting assumption.

How do you quote a commercial job?

Area by area, itemised, rather than as a single figure. That way you can approve part of it, phase it across budget cycles, or hold an area back. It also means you can see exactly what you are paying for in each space.

Do you handle apartment and multi-unit turns?

Yes, including corridors and common areas alongside the units themselves. Turn work lives or dies on hitting the schedule, since an unpainted unit is an unrentable unit, so the date is treated as part of the scope.

Do you do tenant finish-out work?

Yes, coordinated with the other trades on the build-out. Finish painting is usually near the end of a finish-out schedule, which means it absorbs everyone else's delays, so we plan for that rather than pretending it will not happen.
