Concrete is porous. Left bare it takes in oil, rust, pool chemicals, fertiliser and water, and in Houston it also takes a great deal of sun. A coating or stain seals the surface so those things sit on top of it and wipe off, rather than soaking in and staining permanently.

Coating is opaque and covers the concrete, which is the usual choice for garage floors. Staining colours the concrete while letting its texture show, which suits patios, porches and pool decks. Sealing goes over either, or over bare concrete on its own.

How we do it

Our process on this job

We look at the slab with you first and check what is actually there: bare concrete, an old coating that is peeling, existing stains, cracks, and whether moisture is coming up through the slab. That determines what will bond and what will not, and it is the difference between a floor that lasts and one that lifts in sheets.

Then: the surface is cleaned and degreased, existing coatings and contaminants are removed, and the concrete is profiled so the new finish has something to grip. Cracks and spalling get patched. Then the coating, stain or sealer goes on in coats, with the cure time it actually needs before anything is driven or dragged across it.

Do you offer a warranty on your work?

Yes. We provide a 2-year workmanship warranty on our painting projects. If something we did is not holding up the way it should, we come back and put it right.

How long before I can park on a new garage floor coating?

Longer than it looks. A coating can feel dry to the touch well before it has cured enough to take vehicle weight and hot tyres, and parking early is the most common way a good floor gets ruined in its first week. We give you both times: when you can walk on it, and when you can park on it.

My garage floor already has a coating that is peeling. Can you go over it?

Not over it, no. A failing coating is not a surface anything new will bond to, so it has to come off first as part of the preparation. That is work, and it will show in the quote, but coating on top of something already letting go just buys you the same failure again.

Will a coating stop oil stains on my driveway?

It gives you a sealed surface that oil sits on rather than soaks into, which is the difference between wiping a spill up and living with a permanent mark. Nothing is stain-proof if it is left long enough, but sealed concrete is dramatically easier to keep clean than bare concrete.

Can you stain concrete rather than paint it?

Yes, and for patios, porches and pool decks it is often the better-looking choice. Stain colours the concrete and lets its texture read through, where an opaque coating covers it. We will talk through which suits the slab you have.

Does the concrete need to be new, or can you work with an old slab?

Old slabs are most of this work. What matters is whether the concrete is sound and whether moisture is coming up through it, not how old it is. We check both before quoting, because a slab with a moisture problem will lift a coating regardless of what goes on top.
